Fisher Island

Fisher Island is located in Miami-Dade County in Florida and is renowned for being one of the best places to live, especially among celebrities, heads of industry, and A-listers of all stripes. It helps that the island measures just 216 acres, limiting builds and occupancies. In fact, there are only around 800 housing units available on the island.

Moreover, there is no way to get to this private residential community except by boat, ferry, or megayacht or helicopter. It is a retreat for the few who can afford the ultimate in luxury and privacy.

Oprah Winfrey used to own a penthouse condo on Fisher Island. And so did the chairman of Campbell Soup, after buying Oprah’s property in 2001. The penthouse was later acquired by the billionaire who co-owns Aston Martin. Given the pedigree of the island’s property owners, it comes as no surprise Fisher Island is one of the wealthiest zip codes in the US.

AN OVERVIEW OF FISHER ISLAND, FL

Fisher Island Miami Beach

Fisher Island is located just three miles east of downtown Miami. It’s surrounded by Miami Beach to the North, Biscayne Bay to the west, Virginia Key to the south, and the Atlantic Ocean to the east.

The population is less than 700, only 30% live full time on the island. To get around, residents and their guests hop on golf carts.

So how did this rocky barrier island with a generally flat terrain become real estate gold?

Brief History

  • Owned by the first African American millionaire in South Florida. The entire island used to belong to Dana Dorsey, the first African American millionaire in the whole of South Florida. He acquired the land following the creation of the Government Cut in 1905, which was a crucial access point between the Miami seaport and the Atlantic Ocean.

  • A deep-water seaport that never was. In 1919, Dorsey sold the land to developer Carl Fisher, who developed ambitious plans to expand the mangrove- and coconut palm tree-laden island. Fisher had envisioned it to be a deep-water seaport, but unfortunately, this plan never materialized.

  • A Vanderbilt makes his mark. It would be William Kissam Vanderbilt II who later acquired the island and developed it into the prime Fisher Island real estate haven it is today, featuring luxury condos to private villas with a sweeping view of the Atlantic Ocean. Amenities, recreational facilities, a country club, and private marina serve as essentials for those who live there.

  • Mansions abound on the island, with the original Vanderbilt Mansion standing as the centerpiece of the island’s accommodations. Any Fisher Island Realtor will be happy to show the place around to serious buyers.

LIVING ON FISHER ISLAND

Miami Beach

Climate

Residents will enjoy Fisher Island’s warm, sunny days, clear blue waters, and lush greens, thanks to the tropical climate. Expect hot, humid summers and pleasantly mild winters.

The average temperature is a mild 75 degrees. The hottest months are from June to August, with temperatures rising to 90 degrees.

Fun Fact: Fisher Island enjoys as many as 249 sunny days a year, while the annual average is 205 days for the rest of the country. This allows residents to enjoy the outdoors as much as they want and then cool off in luxurious indoor surroundings.

The idyllic climate, on top of the high-end lifestyle, makes Fisher Island exceptionally desirable for a primary or secondary home.

Getting around

View of Fisher Island

Transportation to and from Fisher Island is primarily by private ferry. These ferries not only cater to individual passengers but to private vehicles as well. Ferries depart to and from the island every 10 minutes during weekdays.

This mode of transportation is the essential link between Fisher Island and the Miami mainland. Guests of residents can check out the iconic local attractions and culture first before reaching the ferry terminal, which is conveniently located near the southern tip of Miami Beach.

Cost of living

It’s not just the landscapes, the stunning architecture, and the high levels of privacy and security that make Fisher Island a desirable community. As can be expected, Fisher Island has a significantly higher cost of living index than the US average. When you have locals parking megayachts in their own backyard, you know the community is going to be as desirable as they come.

In recent years, Fisher Island has also seen a surge in property investments from investors looking for safe havens for their capital in the luxury real estate market. This has led to an increase in property values and rental rates, which elevate the cost of living. Add to that the limited space and strict zoning regulations, and you have a highly coveted property.

For those who can afford it however, this high cost of living is simply par for the course when it comes to achieving and maintaining the lifestyle they’re accustomed to. The island’s unique combination of privacy, convenience, luxury, natural beauty, and restricted access makes Fisher Island the perfect place for those who can afford to escape prying eyes.

Schools

The Fisher Island Day School (FIDS) is an independent school founded in 2004. Apart from its holistic curriculum, FIDS also boasts of a small student-to-teacher ratio, which ensures a focused and personalized learning experience.

Other notable schools near the island include the Fienberg Fisher K-8 Center, while the locals’ primary choice for high school is the Miami Beach Senior High School.

Shopping

With Fisher Island being the epitome of wealth and luxury, it’s no surprise that folks expect nothing less than the best. Although Fisher Island is a private residential enclave, ful-time and part-time residents can have their fill of Miami’s most fashionable shopping destinations, just a stone’s throw away.

  • Look for unique boutiques in nearby Collins Avenue/Ocean Drive Shopping District in Miami Beach. It is 2.9 miles from Fisher Island.
  • Española Way, developed in the 1920’s to become Miami’s first commercial area, features more than a dozen restaurants, a hotel, and specialty stores like cigar shops. It is 3.5 miles from Fisher Island.
  • Lincoln Road is an open-air pedestrian mall that boasts over 200 boutiques and restaurants. It is 3.6 miles from Fisher Island.
  • For a more traditional mall setting, Bal Harbour Shops (11 miles from Fisher Island) and Brickell City Center (7.5 miles from Fisher Island) are the places to go for luxury goods and dining experiences.

Dining

Dining

From Jazz Age-era lounges to Mediterranean-inspired spaces, nightlife has never been more chill and memorable. Feast on exquisite flavors from around the world and linger over wines, coffee, and good conversation.

    • Enjoy cool breezes at the Beach Club restaurant, which offers fun theme nights. Head back the following day for brunch.
    • Dig into artfully-plated, crowd-pleasing Italian fare at Porto Cervo
    • If you’re with the kids, pizza at La Trattoria hits the sweet spot
  • Inside the Vanderbilt Mansion, transport yourself to a more elegant era with the following dining outlets:
    • Garwood Lounge for steaks and chops with an assortment of butters and sauces, plus fresh seafood

Outdoor recreation

While Fisher Island has naturally rocky shores, the Beach Club has imported white sand from the Bahamas to create an ideal and uncrowded private beach experience for residents and their guests.

If you’d rather simply hang out and bask in the relaxing atmosphere, stay put in your private cabana and soak in the breathtaking sunset.

Fisher Island is also known to be a haven for golf and tennis enthusiasts. Their very own Fisher Island Club features a championship golf course with scenic views of the ocean and the lushly landscaped course.

And with 18 tennis courts to choose from – clay, grass, hard surfaces – these world-class amenities have seen their share of professional and celebrity players.

Other attractions

Elegance and luxury aside, Fisher Island is steeped in a rich history that intertwines with the narratives of influential figures and architectural splendor.

The Vanderbilt Mansion, for example, is not only renowned for its grandeur and splendor. This iconic landmark was originally built as a winter retreat for William K. Vanderbilt. Even more intriguing about this is how he got a hold of this plot of land.

Fun Fact: In 1927, developer Carl Fisher gave part of Fisher Island to William K. Vanderbilt in exchange for a 265-foot yacht and one dollar. If only for that transaction, Vanderbilt’s Mediterranean-inspired mansion deserves a closer look.

Beyond the island itself, Fisher Island residents can simply hop onto a ferry to check out Miami’s vibrant nightlife, designer shopping destinations, and trendy restaurants.

Theaters, galleries, museums, and concert venues also abound, making it an ideal location for those who enjoy the arts and wish to engage in Miami’s rich cultural scene.
